Swapping the bath for a walk-in shower is what we are asked for most
Seven out of ten bathroom jobs here start with the same sentence: I can't step into the bath any more. It takes two to four days when the bathroom stays where it is, and it involves rather more than lifting out one item and dropping in another. The tiling has to come off to shower height, the waste has to be checked, which in the older blocks is almost never where it should be, then the waterproofing is redone and the wall retiled.
What moves the price is what shows up once the tiles come off. Lead pipework in anything built before the seventies, soil stacks shared with the neighbour, damp sitting behind the bath panel. We spot what we can during the visit, and when we can't, we tell you before starting rather than sending an extra halfway through.
The local housing stock sets the rules
Most of what we renovate is eighties and nineties apartments in the coastal urbanisations, plus considerably older village houses inland, in Aspe, Albatera or Crevillente. They are not the same job. In the apartment the constraint is usually the community and the original wiring, which will not carry a modern kitchen without work on the consumer unit. In the village house it is the load-bearing walls and the damp rising out of the ground.
The closed kitchens in those apartments are the other recurring job. Opening one onto the living room is nearly always possible, but not every partition can be touched and not every extraction route can be moved. That gets checked before anything is drawn.

Permissions: what the town hall actually asks for
Changing a bathroom, a kitchen, the floors or the joinery without touching structure or facade almost always counts as minor works, and in most Vega Baja municipalities it goes through a declaración responsable. It is quick, but it has to be filed. Renovating without one works right up until a neighbour makes a phone call, and then the job stops.
Touch a load-bearing wall, close in a terrace or alter the facade and it becomes major works: a technical project and a full licence, with timescales counted in months rather than weeks. We tell you which one you are in on the first visit, before you make plans.
Then there is the community of owners, which in the coastal urbanisations is often stricter than the town hall. Working hours, use of the lift, a skip on the street, glazed enclosures and awnings. Worth reading the statutes before ordering materials.
Renovating while you are away
A good share of owners here are not in the country all year and would rather the work happened while the property is empty. That is routine for us: we take the keys, send progress photos twice a week, and leave the place clean and aired before you land.
The tricky part is deciding at a distance. Tiles, taps and the colour of the joinery are chosen before we start, against specific references and fixed prices, not as we go. When those decisions get left until mid-job, the work drags and the budget moves.

Prices and quotes
As a guide: replacing a bath with a walk-in shower including new tiling to half height runs between €1,800 and €3,200. A full bathroom of four to six square metres, between €4,500 and €8,000 depending on finish. A complete kitchen without moving services, from €7,000. New flooring throughout, €45 to €80 per square metre depending on whether the existing floor has to come up.
The quote is fixed after the visit, not before. Any renovation figure given over the phone is an invented figure: without seeing the pipework, the state of the tiling and where the wastes run, there is no serious way to price it. The visit is free and commits you to nothing.

How long does a bathroom renovation take?
Five to ten working days when the bathroom stays in place. Allow two or three more if the layout changes or the pipework turns out to be in poor condition. A full kitchen usually runs two to three weeks.
Do I need permission from the town hall?
For a bathroom, kitchen, floors or joinery without touching structure or facade, a declaración responsable for minor works is normally enough. Touch a load-bearing wall or alter the facade and you need a technical project and a licence. We clarify which on the first visit.
Can you do the work while I am out of Spain?

Can the quote change during the work?
Only if something appears that was not visible at the visit, such as lead pipework or damp behind the tiles. In that case we stop, show you photos and you decide before we carry on. No extras without your approval.
Will you work with materials I supply?
Yes. You can buy the tiles, taps or units and we handle the installation only. Bear in mind that the material guarantee then sits between you and your supplier; our workmanship is guaranteed either way.
How is this different from small painting and masonry jobs?
Small works are one-off tasks: a partition, a stretch of tiling, a wall. This is a complete room or a whole property, with several trades sequenced and a defined build programme.
