The pattern repeats every year. May arrives, British, Irish and French owners come back to Torrevieja, open the door of the apartment that’s been shut since February, and find the surprises. A washing-machine isolation valve that has cracked over winter and is now dripping onto the utility floor. An AC thermostat that no longer responds to the remote. Blinds stuck halfway because the inner tape has dried out. A musty smell in the main bedroom that comes from behind the built-in wardrobe.

We’re not speculating. It’s what we see every start of season in Torrevieja. The specific combination of this city produces a very concrete fault profile. 80s and 90s apartment blocks. Extremely hard water. Marine salt that gets in through poorly sealed windows. Owners who are physically in another country for months. A plumber or electrician coming from Madrid or Murcia doesn’t fully grasp it on a first visit.

The service with most volume here is maintenance plumbing. We replace electric water heaters that have aged prematurely from the lime in the water. We repair leaks at fittings the dry winter has cracked. We change taps whose ceramic cartridge has seized from limescale. A standard water heater in Madrid lasts fifteen years. Central Torrevieja is what we cover most due to the density of older blocks. Calle Ramón Gallud, Paseo Vista Alegre, the streets around Parque del Molino del Agua. Five- to eight-storey buildings here with 80s installations that no longer meet REBT, when someone renovates a kitchen or bathroom they find unexpected things inside the walls.

Los Balcones and Los Altos are more recent urbanisations with 2000s villas and apartments, more modern installations but already with fifteen years of pending maintenance. La Mata is a beach-apartment zone that fills up in July and August and closes the rest of the year, creating its own fault pattern. Do you do pre-season tune-up visits?

Yes. March or April pre-season visit covering plumbing, electrics, AC, blinds and locks. We leave the home ready for first tenants or your arrival. Booking two months ahead is sensible.

Do you handle emergencies when the flat is rented?

Yes. We call the tenant to coordinate access, intervene as soon as possible to minimise disruption, and report directly to the owner with photos. So your guest doesn’t have to wait three days.

What about night and holiday surcharges?

They exist and we tell you about them before confirming the call-out. Night service 8pm-8am, holidays per local calendar. No surprises on the final bill.
