Our specialist pipe, sink and drainpipe unblocking team
Kitchen sinks, basins, showers, toilets and interior drainpipes. Our own electric rod and pressure-water kit, with diagnosis before any work starts.

What our service includes
Four commitments that set a professional job apart.
Prior diagnosis
We locate the exact point of the blockage and the pipe material before choosing which tool to use.
Manual or electric rod
For traps, first sections and localised blockages, with no need to remove fittings or break anything.
Professional rotary machine
For interior drainpipes and longer runs, with a head matched to the diameter and the type of blockage.
Final flow test
We check that water runs normally along the whole run before calling the job finished.
30-day warranty
If the same point blocks again within that window, we come back at no extra cost to review it.
A dedicated team, built for exactly this
Pipe unblocking stopped being a side task tucked inside general plumbing. It is now its own division at Manitas, with technicians who only handle this, vans fitted out with electric machine and rod, and a diagnosis step before anything gets touched. The difference shows up in daily practice: the technician who reaches your blocked sink hasn't spent that morning fitting a water heater, they've spent the whole week clearing blockages and know the local pipework better than most.
What we handle inside the home
We work on kitchen sinks, basins, shower trays, baths and toilets, plus the sections of drainpipe that run inside the flat or house itself before reaching the building's shared system. Each point has its own logic.
Surface blockages, in the trap or the first metres
These are the most common. Solidified grease, hair, limescale build-up or food waste form a soft plug that usually clears with a manual rod or the lighter electric machine. There's no need to remove the fitting or lift any tiling.
Deeper blockages, in the drainpipe run
When the obstruction sits beyond the trap, in the vertical section heading down to the main collector, we use the rotary machine with a head matched to the pipe diameter. If the same point blocks repeatedly for no obvious reason, we recommend our camera inspection first, to see exactly what's inside: a root, a crack, or simple build-up. And if the volume involved is a whole shared drainpipe or a collapsed manhole, that job goes to our tanker truck team, which carries the power and flow a home unblock doesn't need.
Mistakes that turn a simple blockage into a bigger one
The most common is persisting with harsh chemical products in old lead or copper pipework, which corrode the metal rather than dissolve the plug. The second is forcing a plunger on a toilet more than ten times in a row, which usually breaks the wax seal at the base and adds a new problem on top of the old one.
Keeping the blockage from coming back
We recommend a monthly baking soda and vinegar flush in every drain except the kitchen sink, and never pouring used cooking oil down the sink. For property management with older shared drainpipes, we offer scheduled reviews to get ahead of the problem before it affects several flats at once.

FAQ
Do you need to remove the toilet or trap to unblock it?
Almost never. The rod and electric machine work through the fixture's own outlet or a nearby access point. Something only gets removed in very specific cases of a wedged object.
How do I know if it's a pipe issue or if I need the tanker truck?
If the problem only affects one fixture in your home, it's a pipe job. If it affects several flats at once or a shared manhole, that's the tanker truck team, which carries more flow and pressure.
Do you use chemical products to unblock?
Only in specific cases and when the pipe material allows it. We prefer mechanical methods because they don't corrode seals or old lead and copper pipework.
What if the blockage comes back within a few days?
It's covered by our 30-day warranty at the same point. If it's recurring, we also recommend a camera inspection to rule out a structural cause.
Do you work with property management or HOAs?
Yes, both for one-off callouts and scheduled maintenance contracts for interior drainpipes in blocks with older installations.
