Preventive care for manholes and rainwater downpipes
Drainage inspection chambers, courtyard manholes and rainwater downpipes. Scheduled cleaning ahead of the heavy rain season.
Recognise any of these symptoms?
- ●Water pools in the courtyard or terrace during a downpour
- ●The manhole cover overflows instead of letting water through
- ●Leaves, soil or visible debris built up over the grate
- ●Damp patches on the facade below a downpipe outlet
- ●A stagnant smell near a manhole on hot days
- ●The community can't recall the last time the downpipes were checked

What our service includes
Four commitments that set a professional job apart.
Manhole opening and check
We open every access chamber on the plot or in the community to check the inside condition and the level of sediment built up.
Rainwater downpipe cleaning
We remove leaves, soil and nests that build up in exterior downpipes, especially in light wells and the back of buildings.
Scheduled before the rains
We schedule the review in autumn, ahead of the region's typical heavy rain, to cut the risk of overflow.
Early detection
We spot roots, cracks or a sinking manhole before they cause a bigger blockage or damage to the public street.
Minor repairs
We replace broken grates, worn covers or manhole seals that no longer do their job.
The manholes nobody looks at until they fail
Of every part of a drainage system, exterior manholes and downpipes get the least attention. They sit out of sight, often under a grate in a courtyard floor or behind a downpipe running up a facade, and only get remembered when they stop working mid-storm. Preventive maintenance of these points exists precisely to avoid that moment.
Drainage manholes and rainwater manholes, two different things
A drainage manhole collects a home or block's wastewater before it connects to the main collector. A rainwater manhole, on the other hand, collects the rain coming down the exterior downpipes and routes it towards the storm network or into the ground. Confusing the two is common and complicates diagnosis, because a blockage in one or the other has a different cause and a different fix.
Why rainwater downpipes block
In light wells, rooftops and the backs of buildings, rainwater downpipes build up fallen leaves from nearby trees, soil carried by the wind and, fairly often, bird nests in the highest openings. When a strong autumn downpour arrives, common enough on the Costa Blanca, all that build-up blocks the water's path and the courtyard or terrace floods within minutes.
Why drainage manholes collapse
Over the years, sediment settles at the bottom of the manhole and reduces its capacity. In older blocks in central Torrevieja or Acequión, this combines with roots from street trees chasing moisture and pushing through the joints, a problem only confirmed with camera inspection when the blockage is recurring.
The right time to check
We recommend cleaning manholes and rainwater downpipes in autumn, before the heavy rain season starts, plus a second check midsummer if there are deciduous trees nearby. For property management, we offer annual maintenance contracts covering every access chamber on the plot, not just the ones showing visible problems.
When the job goes beyond a routine clean
If a community manhole turns up fully collapsed with sediment, that job passes to our tanker truck team, with suction capacity a manual clean can't match.
Vulnerable spots along the coast
Rooftop terraces, inner courtyards in mid-rise blocks and fenced gardens with dense planting near the sea tend to collect more leaves and dust than inland properties, simply because of the constant onshore wind. We recommend owners of these buildings treat manhole and downpipe checks as part of routine annual upkeep, not as a one-off call placed only after the first flood.

FAQ
What's the difference between a drainage manhole and a rainwater manhole?
Drainage collects wastewater towards the main collector. Rainwater collects rain from exterior downpipes. Each blocks for different reasons and needs its own diagnosis.
When is the best time for a check-up?
In autumn, before the region's typical heavy rains arrive. If there are deciduous trees nearby, we recommend a second check midsummer.
Do you work with property management or HOAs?
Yes, we offer annual maintenance contracts covering every access chamber on the plot or building, not just the visibly troublesome ones.
What if a manhole is fully collapsed?
If the sediment built up exceeds what a manual clean can remove, the job passes to our tanker truck team, with a bigger suction capacity.
Do you repair broken grates or covers?
Yes, we replace worn grates, covers and manhole seals as part of the same maintenance visit, no need for another call-out.
