San Juan the town is not Playa de San Juan

It is the most common mix-up locally and worth clearing up: Sant Joan d'Alacant is its own municipality, about three kilometres inland, while Playa de San Juan belongs to Alicante. Two different places, two different housing stocks, two different town halls. We work in both, but they are not the same job.

The town is dominated by detached housing: villas and townhouses with plots in Fabraquer, La Font and Benimagrell, plus an old centre of terraced houses. That means individual rather than communal services, and a large share of calls that come from outside the house: buried irrigation, the pool, the automatic gate, external lighting.

What goes wrong in a house with a plot

In a villa the leak is rarely in a bathroom. It is usually in the buried irrigation run, the pool circuit or the supply between the meter and the house, and it shows up as water consumption climbing for no reason long before any stain appears. Finding it without lifting the whole garden is half the job.

The consumer unit is the other recurring point. Plenty of eighties and nineties houses were designed without air conditioning, without a pool heat pump and without an electric car. Before adding any of the three, the contracted supply and the state of the board need checking, not afterwards.

One contact for the yearly maintenance

A house with a garden and a pool needs several visits a year that nobody coordinates: air conditioning before summer, water treatment, pruning, a check of the outdoor installation after winter.
